Tampa Ranked One of the Best Real Estate Investment Markets

Tampa was ranked as one of the top markets for real estate investment by CNN money. Most of the top ten were comprised of cities in Florida. The high number of foreclosures, low interest rates and sunshine are drawing in investors.

Daytona Beach moved into second while Fort Myers took fifth. Orlando ranked fourth, Ft. Lauderdale number eight and Tampa at number nine. The other five cities in the top ten rankings were Las Vegas (No.1), Detroit (No.3), Warren, Mich. (No.4), Bakersfield, Calif., (No.7) and Rochester, N.Y. (No. 8).

Realtors help people buy and sell houses. That is their job. If they are working for a buyer, they need to sell them on buying a particular house. If they are working for a seller, they need to sell a house to somebody. Real Estate is essentially an ‘outside sales’ job, meaning 90% of the job is finding ‘prospects’ and the other 10% is actually selling. The reason I point that out, is that compared to an ‘inside sales’ job, where you have leads and spend 90% of the time selling and 10% prospecting, the ‘inside salesperson’ will develop better sales skills faster.

The result is we wind up with a lot of realtors who are in a sales position, with little actual selling experience and can come across as aggressive, desperate or just too ‘salesy’. I know there are a lot of realtors who are great salespeople, but there is an old saying that 10% of the realtors close 90% of the business. The point is that property management is a different animal than realty. You have to think as a long term investor and how to maximize the return on investment. You have to be able to negotiate with both tenants and owners and keep both happy. You have to know the laws and have all your paperwork in order. You have to make a lot of judgment calls on maintenance and tenant applications. Mistakes can cost a lot of money.

A property manager is meant to be a partner in your real estate investment. When it comes to your portfolio, don’t just go for a name brand or an amateur sales pitch.

As Home Prices Decline, it is a Great Time to Invest in a Rental Property

No Vacancy

The current rental market is Hot. The recent record number of foreclosures have left families displaced, bank owned properties sit empty and mortgages are hard to come by. Throw in unemployment and depreciating properties and you get a high supply of prospective tenants.

Properties shouldn’t be sitting vacant long in this market. Most of our clients have new leases started the day after their old tenant’s lease ends. With 60 days notice and a hot rental market, how could you have vacancies? Any good property manager should, on average be able to rent your property in 2 to 3 weeks, if not, something is wrong.

When I look at properties online I see some that have been vacant for 200 to 300 days?? Property management in Wesley Chapel. This is ridiculous and I believe it is mainly from realtors telling owners what they want to hear and not being responsive to prospective tenants.

This rental market will be hot for the foreseeable future, but won’t last forever. Investors should be maximizing their opportunities while they are there.

No Jobs, No Housing Recovery

Until people are finding work, there will not be any appreciation in home prices and foreclosures will continue. The latest statistics show a drop in unemployment to 9.1%, but this doesn’t factor in people working part time or no longer actively looking.

But all data aside, I am still seeing neighbors, friends and former colleagues all unemployed. Until I start hearing about unemployment so much on the street, I won’t count on any housing recovery. This means continue to buy deals that cashflow and lock in the low interest rates.

There is no Republican that can beat Obama and most people will be underwater, in foreclosure or unemployed and will vote for their own personal bailout. So, likely nothing will really change in the near future.

That being said, once I start hearing good news ‘on the street’, I’ll know it is time to sell.

The Other Number

When looking at comparable properties to see how much to list your property for rent, you not only have to look at the listing price, but also the number of days the property has been listed. A property listed for $1500 per month and sitting vacant for a year is worth $0 that year. The same property listed for $1000 per month and leased after one week is worth $12,000 that year. The rental rate is not determined by what you think it should rent for or the exorbitant rates realtors list similar properties for.

The rental rate is how much the new tenant agrees to pay when they sign the lease and put down the deposit. Nothing else.

Recently, we had a new buyer believe they could get higher rent then what we were getting. The $900 per month didn’t seem like enough when there are similar properties listed in the neighborhood for $1200 – $1400 per month. But if you look at the other number, number of days on the market, those properties had been listed for 9 months to a over a year.

I’d rather have the $900 per month and my $10,800 per year, than $0. Vacancy kills real estate investments.

Look online to get a ballpark range of what to list your property for. Start on the high end and then lower it every few days until you are getting enough phone calls. In this ‘owners’ market for rentals, there will be plenty of leads once you get the right price point.

The MLS is Useless for Finding a Tenant

One time a realtor asked me for the MLS (multiple listing service) listing of a property I had for rent. I told her it isn’t on the MLS. She was shocked. I told her I wasn’t a realtor, so I couldn’t put it on the MLS and if I was a realtor I still wouldn’t put it on there because it is a complete waste of time.

The MLS used to be the only thing out there to buy and sell properties. But now with so many resources online, it is irrelevant. Craigslist is still the current king of finding tenants online. Everyone uses it. We post our properties to over 50 different rental listing websites, but craigslist is the only one worthwhile. We get a couple of leads from HotPads and then some from local rental pages. But that’s it.

The MLS is only searched by other realtors anyway. There are not a lot of ‘renters’ agents out there looking, if any.

If your property manager tells you their advertising strategy is to list the property on the MLS, call a different property manager.

The Long, Hot Summer

Finally the last day of summer, I walked into the gym and could smell the dank air. I could tell immediately the air conditioner was broken again. This was the second time it broke this summer and a different gym I was going to back in April had a broken air conditioner too. I discovered a broken AC at a vacation property over the weekend and it seemed like every where I went I couldn’t escape the heat.

The AC broke at my house one steamy August day, and recently the power was out for over 5 hours. I drove around for two of those hours just to have air conditioning. It felt like all I did was deal with air conditioners all summer as about 70% of our properties had AC problems and one needed to be replaced. Invoices for repairs ranged from $70 to $700. Although people said this summer just felt hotter because the winter was so cold, it sure was a long, hot summer.

I remember when I was first learning to structure real estate deals, they said you had to calculate cashflow by including rent, mortgage, taxes, insurance, homeowners dues, property management fees, vacancy and maintenance. The money they set aside for maintenance seemed pretty high, and I really didn’t pay much attention to it. I thought I wouldn’t have those type of problems.

The very first tenant call I got was for a broken AC on the 4th of July right after I had bought the property. Since it was a holiday, I couldn’t get anybody out there the same day. The tenant was not happy, I ended up with a $400 invoice and I thought, ‘welcome to real estate investing’.

So when analyzing investment property in Florida, find out the age of the AC and factor in money to have it checked once a year for preventive maintenance. Buy a year’s worth of air filters for the tenants, show them how to change them and remind them to change them out often. Plan for the worst, and hope for the best.

Usually it is right around Halloween when the time changes and we get that first cool front. Then we have six months of perfect weather. Snowbirds do it right!

It’s Not You. It’s Not Your Home. It’s Your Realtor.

See this pile of cash? It doesn’t belong to you and you know why? Your realtor is being unrealistic and greedy about your property.

We have a client who is interested in a townhome in a particular area. We have one in this neighborhood and know without a doubt the competition is over-priced. Rentals sit 6-months, 8-months, 1-year or longer vacant. Why? Your rental is over-priced. Period.

I called a realtor to ask about a rental that has been listed and vacant for 6 months to see if the owner was flexible in the price. I told her that I had a great client interested in the home, but wanted to pay a more reasonable rent for the unit. With disgust I was told that the building covered all utilities which was included in the rent. I told her I knew that was not true because we have the exact same property in the neighborhood. Well not the same. Our is updated and upgraded. She then back-peddled and said well the owner wants to rent it furnished only. On the MLS listing, it states “furnished, but will consider unfurnished.” So the ad was misleading or the realtor was a liar.

I asked again about the price. I stated about the home being listed for 6 months and sitting vacant. Is the owner flexible? Again, I was given the run-around. Never once did she say she would present an offer to the owner.

Can this realtor read minds? I can’t. As property managers, we present all offers to owners. Ultimately the decision lies with you, the owner. You should decide whether to reject or accept an offer. Not a realtor.

I believe putting the owner in the driver-seat is what gives us so many happy clients and great reviews.

I never asked what the commission would be on the property. I never wanted a commission. I wanted to find a home that met my client’s needs.

Did this realtor ever stop and think, “my client has been losing thousands of dollars because his home is sitting vacant?” No. She heard reduced price, saw her commission drop and never consulted the owner. Would the owner accept a lower offer? We will never know because he will never be asked.

My client never saw the property or put an offer in. Why? A realtor discouraged an amazing tenant from a property that needed a renter.

So, this pile of cash continues to sit untouched.
